Workspaces and properties
A workspace belongs to one owner (or one sub-company) and holds every property, unit, tenant, vendor and record tied to that portfolio. Properties are typed — apartment, duplex, shortlet, office or warehouse — which changes which fields are relevant (bedrooms/bathrooms for residential, floor area for commercial).
Each property can carry photos, a floor plan, and free-text notes. Occupancy is computed automatically from the status of its units, so your dashboard's occupancy rate is always live, not manually maintained.
Units and leases
A unit is the smallest thing a tenant actually rents. It carries its own rent amount, status and — once a tenant is attached — a lease with start/end dates and terms.
- Digital lease signing — tenants accept terms in-app during onboarding
- Rent amount is set per unit, not per property, so mixed-rate buildings work naturally
- Unit status drives both the owner's occupancy analytics and what tenants can do in the app
Tenant KYC
Tenants complete a lightweight KYC step during onboarding — Nigerian identity fields (NIN, BVN where relevant) plus emergency contact details. This is stored on the tenant's profile and referenced by owners when reviewing new applicants.
FAQs
Can I move a tenant between units? Yes — end the current lease and start a new one on the target unit; history is preserved on both.
What happens to a unit's maintenance history if a tenant moves out? Nothing — maintenance and asset records are attached to the unit, not the tenant, so they persist across tenancies.
