The task pipeline
Every maintenance job moves through the same five stages: pending, quoted, in progress, verified, paid. A tenant or caretaker raises the ticket, a vendor quotes it, the owner approves, the vendor completes the work, and payment releases only after verification.
- Pending — ticket raised, category and priority assigned
- Quoted — a vendor submits a price and estimated timeline
- In progress — quote approved, vendor is working the job
- Verified — owner (or caretaker) confirms the work is done
- Paid — vendor's payout releases automatically
The vendor marketplace
Vendors are KYC-verified and carry a public rating built from completed jobs. Owners can assign a specific vendor directly or let the job post to the open board for any vendor in the right category to quote.

Priority (low, medium, high, emergency) affects how tickets are surfaced to vendors and whether an emergency alert escalates to SMS/push in addition to in-app notification.
FAQs
Who can create a task? Owners, tenants (for their own unit) and caretakers (for their assigned properties) can all raise a maintenance ticket.
Can a caretaker approve a quote? No — quote approval and final payout release are owner-only; caretakers can create and track tasks but not approve spend.
